Who Is Responsible For Pest Control: Landlords or Tenants | Goldshot Ext

Who Is Responsible For Pest Control:
Landlords or Tenants?

Do It Yourself Pest ControlAre you struggling with a pest invasion? The sudden intrusion of the uninvited visitors demands a quick response. Valuable time may be lost when landlords and tenants don’t know who is responsible for dealing with this issue.
Conflicts surrounding pest control are quite common in rental properties, says Paramount Management & Realty. Neither side can seem to agree who should take the responsibility and pay for driving out the pests. In this article, we’ll explore the topic of pest control in rental properties. After reading this piece, you’ll gain a better understanding of the roles of tenants and landlords under different circumstances.

Pest control responsibilities for tenants

Landlords Pest ControlTenants can be responsible for pest control in some situations. When it’s clear that renters are held accountable for the pest invasion, they have to incur all the extermination expenses. Here are the most common scenarios where tenants hold full accountability for pest control:

  • Sub-standard hygiene. Pest invasions often result from poor hygiene habits and an overall lack of cleanliness. Cockroaches are especially notorious for a preference towards unclean living spaces.
  • Pet problems. Is it a pet-friendly rental property? This type of rental faces a higher chance of a pest problem. Many common household pets raise the risk of encountering pests on the premises. For example, dogs and cats are likely to carry fleas home.
  • Excess humidity. Some pests are known to prefer higher than average moisture levels. Should the tenant directly contribute to excess moisture in the property, then any ensuing pest issue is their financial responsibility.

The previous points are examples of possible scenarios. There are many other, and possibly similar, cases that could result in renter’s undeniable accountability as well.

Pest control responsibilities for landlords

Not all pest issues rest on the tenant’s shoulders. All landlords have to keep the rental property habitable for its renters. Most pest infestations affect the living conditions in the rental unit. That’s why, most of the time, landlords are responsible for pest control. They need to take effective measures to restore the rental property’s usual standards of habitability. The most important term here is ‘natural circumstances’. Landlords need to pay for the pest control that is undertaken due to natural circumstances. Whenever the tenant isn’t directly contributing to the pest issue, it’s the landlord’s duty to take care of the problem.

There are many pests that can intrude on the rental property for completely natural reasons. Here are some of the usual suspects:

Some of these common pests respond to prevention. There are landlords who invest in pest prevention methods in order to decrease any later risk of infestations. This approach could even save money in the long run.

Gray areas of pest control responsibilities

Do It Yourself Rodent ControlAs mentioned, pest control issues often raise disputes. One effective approach to prevent conflicts is to include pest control in your rental agreement. Some landlords hold their tenants completely accountable for all pest control related activities. However, the renter should learn about this clause before signing any
papers. Since pests demand an immediate reaction, landlords shouldn’t wait to take care of the problem. Failure to contact an exterminator may be legally seen as a breach of the landlord’s duty to maintain habitability.

Here are some guiding questions that could help you determine the responsibilities:

  • What caused the pest invasion in the first place? What kind of dynamic plays the most important role?
  • When exactly did the pests enter the rental property?
  • Does the tenant’s lifestyle contribute to the pest intrusion?
  • Is the rental unit habitable for renters?

Do It Yourself Bed Bug Control

The controversial bedbug debate

Bedbugs cause even more disputes than other pests. That’s because landlords tend to instantly view bedbugs as something brought into the premises by tenants themselves. The best practice is to hold tenants accountable if the property didn’t have any bedbugs at turnover. However, it’s the landlord’s responsibility when the rental unit has a recorded history of bedbug problems.

Bed Bug DIY Products

The bottom line: who is responsible for pest control in rental properties?

The need for pest control incites lively discussions between landlords and tenants. In many cases, neither side wants to see themselves financially accountable for driving out these uninvited guests. These are the general principles of dealing with pest control in rental properties:

  • Tenants need to pay for pest control when their lifestyle or direct actions contributed to the pest intrusion.
  • Landlords hold responsibility for dealing with pest issues due to natural circumstances.
  • The lease or rental agreement may have clauses that further shape the responsibilities.

Time is a critical factor in pest control. Even if there are disputes, the best course of action is to seek immediate intervention. Uncontained pest problems may result in adverse health effects and property damage.

I am waking up with tiny bites on my body. Do I have fleas or bed bugs?

Waking Up With Tiny Bites? Do I Have Fleas Or Bed Bugs?

Bed Bugs | Bed Bug Bites | Phoenix AZThe fleas we have in the Phoenix area are cat fleas. So, if you have cats you may possibly be waking up with tiny bites from fleas, but they don’t usually bite people. Bed bugs are usually transported via a human carrier from some place recently visited like a motel or a friends house. Our Licensed Pest Pros can do an inspection and even use monitoring stations to help us identify the critter. Often we find that you just have a tiny spider hiding under your bed and visiting you when you are asleep. Of course, there’s a solution for that problem, too.

One of the best things you can do is do a thorough cleaning and dusting/vacuuming under and around the bed and put high quality bed bug mattress encasement’s on your mattress and box springs. These covers will ensure you don’t have critters living in your mattress and reduce allergens, too.

Can I get sick from a bed bug bite? | Goldshot Exterminating

Can I get sick from a bed bug bite?

In general terms, no. That is, there’s never been any evidence that bed bugs pass any sort of disease to humans when they feed on us. The biggest problem is taking care of the bites as you should with any sort of trauma to your body or skin. If there are a lot of bites and they get dirty you could have a problem. Or if you scratch them too much – that may also cause some problems. My advice is to seek medical advice from a qualified medical professional if you have any sort of bites just to be on the safe side.

One thing is for sure: you want to get rid of bed bugs if you have them. Get a free quote for a guaranteed bed bug treatment from one of our Pre-Screened & AZDA Licensed Bed Bug Pros by filling out this contact form:

Does heat treatment work to get rid of bed bugs? | Goldshot Exterminating

Does Heat Treatment
Work To
Get Rid Of Bed Bugs?

Personally, I prefer the bed bug heat treatment over a straight up chemical treatment. I also think that in some cases it should be augmented with a pesticide application and that decision should be made by a licensed, experienced pest control professional. But, overall, the heat treatment will greatly mitigate the need for pesticides when getting rid of bed bugs and that’s a very good thing. I’m not crazy about using any more pesticides inside of the home than necessary, but that is especially true when we’re talking about a pest problem that manifests itself in and around your bed. And I think that the bed bug mattress covers that have come out over the past few years should be a part of every bed bug control program, period.

The first step, though, is to have an inspection done by a company that will be honest and give you the straight poop:) So if you’re waking up with bites on your body or blood stains on your bedding, it could be bed bugs. If it is, you won’t get sick from the bites but you will need professional bed bug treatment. Fill out this contact form to set up your free inspection with our team of Licensed & Pre-Screened Bed Bug Pest Pros and we’ll knock $50 off if you hire us – just mention $50 off!

Speaking of poop: a lot of folks are living with some sort of critter poop on or in their homes every day. Two of the bigger poop problems are pigeons and bats. Did you that we also have both Goldshot Pigeon Pros and Goldshot Bat Pros on our team, too? Don’t live with poop – get a free quote today.

Bed Bug Heat Treatment

The Best Way To Get Rid Of Bed Bugs

Bed Bugs Heat Treatment

So – why do I prefer bed bug heat treatments over bed bug sprays or chemical treatments? The biggest reason is simple: the ability to remove or exterminate a bed bug problem with little or no pesticide usage. Bam! Any time we can handle a pest problem with out using poisons I’m all in. Especially when the chemical treatment would need to include treating beds and/or furniture, as with bed bugs. As far as I’m concerned, that’s where pest control gets a little dicey and the main reason bed bug heat treatments are becoming more and more popular in the pest control community.

So how does it work? Basically the Goldshot AZDA Licensed Pest Control Professional  will bring in some special equipment that heats the inside of your home up enough to kill both the bed bugs and their eggs. The eggs are the toughest to kill and will die off if they are exposed to 118 degree temperatures for at least 90 minutes. Or they die immediately at 122 degrees. The treatment will typically take up to a full day to complete, depending of course on the size and condition of the structure being treated. There are no harmful, residual pesticides left behind from the heat treatment so as soon as it cools back down, the area is safe for reentry.

Of course, since there is no residual effect, re-infestation is possible if you continue to bring bed bugs back to your home. But that can – and does – happen with chemical treatments, too. Either way, you have to figure out where you’re picking them up from and stop going there or you absolutely will have a bed bug problem again at some point in the future. It’s just a matter of time.

Since temperatures can reach 150 degrees during the treatment, there are a few things to consider when planning for a bed bug heat treatment for your home:

  • Anything that may possibly be damaged by the heat should be removed from the home. That may include candles, makeup and a host of other possibilities.
  • Both people and pets must vacate the home before treatment and may not enter until the pest control professional says it’s safe.
  • Bedding should be laundered while the bed bug heat treatment is being done.
  • Bed Bug mattress covers should be installed as soon as the treatment is finished.
  • Some pest professionals may want to apply residual pesticides on baseboards and other areas of the home to offer some longer term help. I don’t have a problem with that as long as the beds are not treated and that is taken into consideration as far as customer reentry goes.

Bed Bugs BitesAt the end of the day it’s pretty much the same as every other post I’ve written: pick a good – honest – bed bug control company so you get a safe and effective treatment done and a guarantee for the immediate future. Google the name of each company that you are considering and check out their licensing thru the State of Arizona Dept. of Agriculture HERE. If they don’t give you the serious warm and fuzzys – CALL SOMEONE ELSE! We really like the companies that we work with and have fully vetted each and every one of them. If you want us to put you in contact with one in your area just shoot me a contact form and I’ll git er done.

I hope this article helps shed some light on bed bug heat treatments and helps prevent bed bug bites for you and your family. And I hope you’ll consider the Goldshot Exterminating AZDA Licensed Bed Bug Pros as your bed bug control solution. As always: Happy Hunting!

Information about Bed Bugs & Heat Treatment in Metro Phoenix Arizona

Bed Bugs have become a huge problem over the past 10 years or so throughout the country including GlendaleSurprise, Chandler, Scottsdale and the entire Metro Phoenix AZ area. We even have a bedbug pro for customers located in the White Mountains of eastern Arizona. If fact, Bed Bugs can be found anywhere you may have the occasion to travel to on this Earth. It’s so easy to pick them up somewhere and transport them to your next destination. They hide in clothing, furniture, luggage and just about anywhere else they can access a nice safe place. Then they can go up to a couple of months before feeding – just hiding and waiting for a chance to sneak up on you while you sleep. Once in your home, they will make any dark, safe spot home, such as:

  1. Electrical outlets
  2. Behind baseboards
  3. In the stitching of your mattress and box spring
  4. Inside of hollow furniture legs
  5. In dressers and other furniture
  6. In picture frames
  7. In telephones and other electronic equipment
  1. Under carpeting or loose flooring
  2. Headboards
  3. Pillows
  4. Wall voids
  5. Light fixtures
  6. Drapes or window coverings
  7. Stuff stored under your bed

It doesn’t matter if it’s a 5-star hotel or a crack house. Homes, apartments, shelters, buses, trains, cars & trucks, movie theaters, hospitals, offices – anywhere that humans sleep or rest. Cleanliness has little to do with it and a basic pest control service isn’t much of a deterrent. Bed bugs just live a life style that protects them from things that can effect other critters. One thing is pretty consistent: they are almost always found close to where we sleep and/or rest. So if you think that you may be developing a bed Bug problem, that’s where you wanna start looking.

Bed Bug Bites have not been shown to transmit any disease to humans and they are basically harmless. They can become a problem, like any trauma to your body, if they aren’t kept clean, if there are too many of them or if you scratch them too much. Often, Bed Bug Bites don’t show up for a couple of days afterwards. Bed Bugs are virtually undetectable when feeding and the bites don’t hurt so you may not know you’ve been bitten until swelling and discoloration occur. As with most critter bites or stings, there is a percentage of the population that exhibit allergic reactions to bed Bug bites. If so, medical attention should be sought.

Interesting Fact:

Humans aren’t the only ones troubled by blood sucking parasites. There are also Bat Bugs and Bird Bugs and, as you may have guessed, they feed on bats and birds. Both bat bugs and bird bugs are extremely similar the bed bugs both in appearance and behavior so they are often mistaken for bed bugs. This is especially true when a bat infestation of bird infestation is present on a structure. The bat bugs and bird bugs can work their way into the structure and if they do, they’ll hide in pretty much the same places that bed bugs would: mattress’s, furniture, clothing, etc. I’d say this is a pretty good reason to get rid of a bat problem or bird problem, wouldn’t you?
